The easiest way to pay rent is through your tenant portal. Once you sign the lease, we’ll generate a login for you. You can pay from your checking account and even set up auto-pay at no extra cost. Additionally, you can drop off a check at our office or mail. All rents must be received by the 3rd. If rent is not received by the 3rd then there will be late payment costs will incur
You need to be at least 18 years old to be on a lease with us. Everyone over 18 who will live in the property must apply to be on the lease. Make sure to inform us of all individuals over 18 living in the home to avoid any issues.
Yes, we accept the first qualified applicant. If your references take time to respond, it might delay your application enough for another qualified applicant to be approved first.
No, we can only hold a home once your application is approved and the required funds are received. The Austin rental market is competitive, so be sure to start your application process as soon as possible if you’re interested in a property.
Anyone who doesn’t meet our criteria for credit or income might need a cosigner. This could be someone with inconsistent credit or two roommates who meet the income requirement together but one doesn’t have enough credit.
Utilities should be turned on by your move-in day. Most utility companies allow you to schedule this in advance. We recommend having utilities set up before you move in to avoid any inconveniences. Contact us for a list of utility providers.
Approval times can vary, but it usually takes two to three business days. The biggest delay is often getting in touch with past landlords or employers for verification.
Yes, we aim to return your security deposit if the property is in the same condition as when you moved in. We provide a checklist to help you maximize your refund. We want you to feel proud to live in one of our properties.
Contact us first. You’ll need to find a replacement roommate or have us help you find one. The new roommate must be approved just like you were. Until then, you’re still responsible for your portion of the rent. An approved lease change involves a minimum fee of $150 or as specified in the lease.
When you move in, you’ll pay the full rent for the following month. Then, on the first of the next month, you’ll pay the prorated rent for the move-in month. For example, if you move in on December 15th, you pay January’s full rent at move-in, and on January 1st, you pay the prorated rent for December.
Most of our properties are pet-friendly, but some landlords may not allow pets. Contact our office to check the property’s specific requirements. If pets are allowed, we’ll provide next steps, including a pet screening. Approved pets incur a monthly pet fee. Note that aggressive breeds are not allowed due to insurance policies.
We do not recommend touch-up painting as it can cause further damage if not done correctly. Mismatched paint or spills can result in more extensive and costly repairs. We prefer to handle painting to maintain quality and consistency.
Check your lease for specific notice requirements, typically 60 days. Most leases end at the end of the month, so plan your move accordingly. Contact us if you need assistance or clarification.
Refer to sections of your lease for tenant responsibilities. If a repair is due to tenant neglect, the cost may be charged back to you.
Garage door openers left by previous tenants are not guaranteed. You are welcome to purchase your own opener. Programming instructions can be found online based on the model. Remember, if you lock yourself out, it’s your responsibility to hire and pay a locksmith.

If you have more than one pet fee, we can remove one as long as another remains on your account for the lease term. You must provide proof that the pet no longer lives at the property, such as a letter from a vet. Upon lease renewal, if there are no pets, all pet fees can be removed after an inspection and proof is provided.
